Suggested Commercial Property Painting and Renovation Timeline
- 6–12 months before: Start planning. Work with your tenants. The last thing you want to do is add additional stress to them and their customers during a busy time. Find a time of year that works best for them, for you, and the weather!
- 2–3 months before: Work with tenants and a contractor to make sure everyone’s needs are met.
- Wintertime: Great for interior work.
- Summertime: Ideal for exterior work.
Your commercial property painting and renovation timeline should work with the flow of your building, not against it.
Crew Hours
- During Work Hours: This is your most cost-effective option. However, crews can interfere with your property’s flow, so it’s not always ideal. Mixing this schedule with others below can work well.
- After Hours: Once your building is closed for the day, the workers can come out and play! Overnight work is very common in many industries. It’s perfect for projects you can’t do while open and don’t want to shut down for.
- Closed Days: Weekends and even holidays. If the building or tenant is closed, getting projects done then can be ideal.
- Shutting Down: Temporarily shutting down the building might also work. Closing during an off-season or having people work from home during repainting, remodeling, and refresh projects can help get things done fast. This may not be possible for every property, though.
- Partial Shutdowns: Closing off part of your building temporarily can work, as long as you have someplace else to use. For example, if your west side loading docks are closed for a few days for a refresh, maybe the east side can handle all the shipping and receiving in the meantime. Or maybe the 2nd-floor bathrooms will be closed after 5 PM, but the 1st-floor bathrooms are ready to use!
- Mixing It Up: Sometimes a mix of all of the above is what it takes to get your project done on time, on budget, and with little disruption to your building’s flow. Work with your tenants and contractors to figure out what’s best for your building!
