Why Get Your Project Done On Time?
You probably already know why a good contractor should focus on getting your project done on time. One great reason is so you, and your property, can just get back to life already! Really, that’s the biggest reason. Though worth it in the end, repainting, remodeling and refreshing can be a pain, not just for you, but for your customers, tenants and employees, too.
Not being able to use certain rooms, doors or areas, one day this space, the next day another, can be confusing. It adds unnecessary hassle to the workday and can affect productivity. Plus, having to prep before and after hours due to overnight work isn’t fun either.
It’s frustrating to upend your entire property’s work routine, especially when it feels like your contractor is finding any reason to delay the job.
That’s why we strive to complete every job on time. How? While timelines are a big part of it (the ones we’ve been discussing in recent blogs), we have a few other key strategies, too. Here are just a few:
Fewer Change Orders
We get it, things change mid-project. Whether it’s a client changing their mind or us uncovering something unexpected, it happens. That’s why we create a detailed estimate from top to bottom to catch as much of that as we can. We include everything we find in the scope and original estimate of the job. Once you sign, you’ll know just as much as we do about what we’re getting into!
In addition, we build extra time into the schedule to allow for potential change orders, whether it’s a surprise issue or a change in scope.
More Prep Time
The bigger the job, the more prep time we give ourselves. Whether it’s getting crews ready, lining up trades, reserving rental equipment, making timelines, or ordering paint or materials, everything is prepped before we start.
We won’t begin a job until:
A. We know who’s going to be working on it.
B. We have all materials and supplies either on hand or scheduled to arrive before we need them.
Smart Timelines
We’ve talked a lot about timelines and how we offer various types of timelines depending on your needs. But, we also hold ourselves to internal schedules, too.
For example, ordering everything at once isn’t always efficient. There’s no sense in storing cabinets for weeks before we’re ready to install them. So, we plan based on when we’ll need things and how long they take to arrive. That way, materials show up just in time, not too early, not too late.
Doing It Right and Doing It Safe
We make sure all permits are in order. It’s important we do things the right way from the start and that we maintain a safe work environment.
Why does this matter?
-
It keeps your project legal and compliant.
-
It prevents the need to redo work (eliminating delays).
-
It avoids shut-downs by inspectors or OSHA.
-
And most importantly, it keeps people safe.
Doing it right the first time makes it the only time and saves time in the long run.
Some Delays Still Happen
Even with the best planning and forecasted timelines, delays can happen, and not just due to change orders. Here are some common, uncontrollable issues:
-
Weather: Especially for exterior work like painting, weather can make or break a timeline. Rainy days can delay a project by days. A good contractor will understand and account for this.
-
Order Mishaps: Even when you and your contractor double-check everything, vendors can still make mistakes. Or, items can arrive damaged. This might delay a job by a few hours, or even a few weeks.
-
Equipment Failures: Sometimes equipment breaks, no matter how well it’s maintained. Repairs or replacements can cause minor to major delays.
-
Contractor Mistakes: Yes, even experienced pros make mistakes. But, with over 30 years in the industry, we can usually fix things quickly and lean on our network of vendors and subcontractors to help.
We always build buffer time into our schedules to absorb these surprises. But, that’s not the only solution. If delays happen, crews shouldn’t just stop working. We revisit the schedule and adjust based on what can still be done. Cabinets delayed? Install the kitchen floor in the meantime.
