From Winter Wear to Spring Ready: Your Springtime Property Checklist

Winter weather can quietly impact your property in ways that aren’t always obvious. April is the perfect time to assess, repair and prepare before small issues become expensive problems.

Your Springtime Property Checklist

Exterior Paint & Surfaces

☐ Look for bubbling or cracking paint in siding, trim, doors, and railings for peeling.

☐ Check for loose or missing siding pieces, gutter pieces, vent covers and more.

☐ Look for exposed wood or metal, where coatings have failed

☐ Check for fading or discoloration from snow and wind exposure

☐ Look for rust and rust stains. Rust stains can be a sign of underlying corrosion that may weaken concrete over time.

Moisture & Water Intrusion

☐ Check ceilings and interior walls for water stains or soft spots

☐ Inspect around windows and doors for leaks or drafts.

☐ Look for warped materials, bubbling drywall or musty odors

☐ Evaluate rooflines and flashing for signs of water entry

Salt & Surface Damage

☐ Inspect walkways, curbs and entry areas for cracks, scaling or pitting

☐ Check stairwells and high-traffic areas for wear from de-icing materials

☐ Look for rust or corrosion on metal railings, doors and fixtures

☐ Power wash and plan repairs to restore safety and appearance. Sweep up any salt and sand leftovers.

Caulking, Seals & Joints

☐ Examine caulking around windows, doors and expansion joints for cracking or gaps

☐ Check sealants on siding transitions and penetrations (vents, pipes, etc.)

☐ Identify drafts or temperature inconsistencies indoors

☐ reseal to improve energy efficiency and prevent water intrusion

Roof, Gutters & Drainage

☐ Inspect for missing, loose or damaged shingles

☐ Evaluate gutters for blockages, sagging or separation from the building

☐ Ensure downspouts are directing water away from the foundation

☐ Look for signs of ice dam damage or pooling water

  • Prioritize repairs that impact tenant, resident and guest safety (trip hazards, leaks, railings)
  • Plan bigger projects in phases to minimize disruption
  • Maintain clean, safe work zones and clear communication with all involved
  • Schedule high-impact work during low-traffic hours when possible
